This home is a split listing, and there may be guests staying in the first-floor unit, which is off-limits to you at all times, as is the hot tub. The units have separate entrances and do not share any living spaces.
The parking space across from the home is off limits at all times, as that is reserved for the downstairs guest parking.

Check-in & check-out are contactless. Check-in instructions will be sent 7 days before arrival with your door code as long as the mandatory online check-in form is filled out and the rental agreement is signed.
We are available for guest needs and just live down the road. For urgent maintenance, we will come and take care of right away. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.

When booking, it is assumed you have read and agree to this agreement. You and your guests are bound to all terms and conditions listed in this rental agreement, as well as the property specific rules and regulations, and understand that you are not booking the whole home.
**POOL:
Pool is managed and maintained by the HOA community and is not heated in the cooler months. Host/owner has no control over temperature, maintenance, or responsibility of the pool.
All guests are expected to follow pool safety rules as posted in the pool area. By booking this home, you are acknowledging these statements and release host/owner/HOA from all liability.

Home is mandated by the HOA to have a NoiseAware monitor installed on the exterior patio & balconies to ensure guests are in compliance with community rules & quiet hours. PLEASE NOTE: THIS DOES NOT RECORD AUDIO. It is simply a device that measures decibel (sound) levels. This is required to be monitored via Wi-Fi and Host is alerted if this is broken.
House/community rules allow for up to THREE (3) noise violations. If guests continue to break this rule, this is grounds for immediate termination of your stay with no refund.
HOA RULES
PARKING: You have a 2 car garage & one vehicle to the west of the garage. NO MORE THAN 3 CARS PERMITTED PER HOME. Visitor parking is behind the white fence diagonally along Beach Drive to the north of the Panama Dunes community. Make sure you or your guests do not pull up on the fence. Vistory parking is temporary. Please limit your visitors to respect the spaces for others. NO boats, trailers, scooters, skateboards, golf carts, or recreational vehicles are allowed to be parked at the property. NO parking in front of the grage doors as this blocks the drive bath for exiting and entering the community.
PETS: NO pets in the courtyard! ALL pets must be kept on a leash at all times when outside your townhouse. ALL pets must be picked up after on the east, west, or Thomas Dr areas. Waste bag stations are available on the west and east end of the complex. Dispose of your pet waste in your trash can(s) only. NO pets allowed on balconies without your supervision. If your dog barks while on the balcony, please take it back inside to respect your neighbors as sound carries throughout the community. NO pets allowed on the patios downstairs.
COURTYARD: QUIET HOURS are from 10 PM to 9 AM NO EXCEPTIONS. Keep all radios, music, and discussion at a minimum not to be heard by the neighbors. Please refer to the NoiseAware clause. NO ball throwing, Frisbee flying, horseshoes, lawn darts, etc allowed in courtyard. FIREWORKS ARE STRICTLY PROHIBITED AT ALL TIMES. THE BAY COUNTY SHERIFF WILL BE CONTACTED IMMEDIATELY. Always keep the courtyard neat and clean, contain your trash, carry back to your trash can(s), and keep your belongings to yourself. NO GRILLING AT ANY TIME IN AMY OF THE PANAMA DUNES COMMON AREAS.
POOL RULES: Pool hours are from 9 AM to 10 PM SHARP! NO diving or jumping permitted. NO GLASS on or around pool deck! NO FOOD or DRINKS in or around 5 feet of the pool deck. NO personal items are to be left in pool or around pool deck. NO big floats or beach balls. Small arm floats or small rings are allowed for small children. NO overcrowding in pool. NO SMOKING in or around the pool. POOL RULES are listed on signs by the pool. All children under the age of 16 must be supervised at all times by an adult. Host and/or HOA are not to held liable.
GENERAL: Trash pickup is early Tuesday mornings. Please take your trash cans to the back street, Beach Dr. Charcoal grills are PROHIBITED on the Panama Dunes property. Gas grilling is allowed on balconies or patios ONLY. NO grilling in courtyard or pool areas. NO beach towels or clothing allowed to be hung on your balcony railings or patios.
NO USE OF ILLEGAL SUBSTANCES OR ANY DISORDERLY OR OBSCENE BEHAVIOR WILL RESULT IN THE BAY COUNTY SHERIFF BEIND CALLED IMMEDIATELY AND YOU MAY BE ARRESTED AND/OR CONVICTED. You may FORFEIT the remainder of your stay by participating in these behaviors.
1. No smoking inside the home or the sun room out front. If you smoke outside, it must be 10 feet away from all doors and windows, and guests are expected to pick up cigarette butts/smoking messes.
2. No events, parties, weddings, wedding receptions, large group “dinners”, or other large gatherings are allowed.
3. No outside guests allowed at any time. Please contact host if you would like someone added to the reservation for liability purposes.
4. Children must never be left unattended.
5. Pets are OK with a fee (must be paid) but are not allowed in the home alone without being in a crate/kennel nor on furniture or beds. Guests are expected to pick up messes from pets.
